Buying a ¥100–200 Million Condo in Central Tokyo
The question is not simply how much a bank is willing to lend. A sound decision also considers stable income, cash reserves, total ownership cost, building management, and the resale or rental exit.
Five questions to answer before buying
- What monthly housing cost can you sustain after normal living expenses and future commitments?
- How much cash should remain after the down payment and acquisition costs?
- Can you continue to hold the property if the mortgage rate reaches 3%?
- Is the asking price supported by comparable transactions with similar floor, view, orientation, and condition?
- Do the management and repair records reveal future assessments or unresolved issues?
Variable compensation and RSUs
For salaried employees, current annual income is the starting point. When bonuses or RSUs make up a large share of compensation, reviewing the past two to three years can provide a more conservative basis. Business owners generally require a separate review of personal income, company financials, and operating cash.
